* Project Charter: What is the intention of the development? What are the desired outcomes with regard to planning, size, budget and timeframe? What does the business model reflect? What are the risks involved?

* Project Planning: Based on the needs with regard to timeframe and budget; risk, contract delivery type, professional design consultants and construction trades are considered. The project is designed and procured.

* Project Execution: Scope management, quality of work, and schedule are keenly managed through this phase of the project. Value Engineering is paramount at this stage of the project.

* Project Closeout: Contracts are successfully terminated, Subcontractor waivers are secured. Warranty packages are employed and lessons learned are documented for the project records archiving.

Value Added, Cost Avoidance and Risk Management are elements that are pursued throughout the processes mentioned above.

Equally important is the recognition the owner must maintain and sustain his business throughout this process. As owner's representatives, the business of development is managed professionally and efficiently, allowing the owner to keep his eye on the growing business itself.
