Our Mission: We offer responsive, personal service to our clients, focusing on each real estate inspection, one transaction at a time
Welcome. I'm Dianna Burley, owner of D&S Home Inspection Service, PLLC.
My Promise to You: Choosing the best home inspector can be a confusing and difficult decision, but I promise that I will treat your potential new home as if I was going to buy it.
My philosophy about real estate is simple, I put myself in your shoes, treat you like family and treat your money like it was my money.
Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways:
1. It allows you to see your home through the eyes of a critical third-party.
2. It helps you to price your home realistically.
3. It permits you to make repairs ahead of time so that ... a. Defects won't become negotiating stumbling blocks later. b. There is no delay in obtaining the Use and Occupancy permit. c. You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
4. It may encourage the buyer to waive the inspection contingency.
5. It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.
6. It may relieve prospect's concerns and suspicions.
Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
1. Major defects. An example of this would be a structural failure.
2. Things that lead to major defects. A small roof-flashing leak, for example.
3. Things that may hinder your ability to finance, legally occupy or insure the home.
4. Safety hazards, such as an exposed, live buss bar at the electric panel.
Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect.
Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure or nit-picky items.
* Professional Inspector licensed by the Texas Real Estate Commission. License #6847

Please read the Inspection Agreement (pdf) which gives all the details of what a Home Inspection covers. The Agreement should be signed and faxed to 512-581-4360 before the Inspection Report can be sent.
Selling your home? Take the surprises out of the sale, have your home Move In Certified by getting it Pre-Inspected before you put it on the market. Statistics show that Pre-Inspected homes sell faster with easier closings.
Please call to set up your appointment. After your home is pre-inspected, a Move In Certified yard sign can be placed in your front yard to let everyone know that your home is Move In ready.
Have you seen a home with the Move In Certified sign?
Just click on the logo to the left and you can search by the address and view the report.
